THE FARM
168 acres of rich farmland, abundant water and magnificent views of the Northern Volcano Range Tenorio, Miravalles and Rincon de la Vieja. At an elevation of 600 meters, the farm is blessed with refreshing breezes and cool nights.

Excellent location for working organic farm, including room for WWOOFer cabinas. The stream has been evaluated to supply 24,000 watt hydroelectric* power. Grow coffee, organic vegetables, you name it. Just about anything will grow here because of the deep rich topsoil. Thirty coffee trees were recently planted and they've taken off. This farm has everything you need to be self-sustaining.

The property has 96 acres of Primary Forest and is home to 3 types of monkeys, deer and countless birds. The renewable Forest Protection was allowed to expire in 12/08; it is easier to renew in the name of a new owner than to transfer. This Forest Protection provides a small amount of income also.

MELINA TREES
There are 37 acres planted in 10 yr old Melina with a permit to harvest when mature. Melina trees can provide lumber for building on site, generate income as you harvest, or just let your money grow!

Technically the Melina trees are "mature" and ready to harvest now if desired. Or, if you don't harvest them now, they will continue to grow, increasing in diameter and value.

Biological Corridor
The farm is in an area the ticos are hoping to link together to create a biological corridor and improve habitat for macaws and other wildlife between the national parks from Arenal to Tenorio and beyond. If the new owners were interested in being a part of this, we can put you in touch with the right people. You could use the melina as shade to establish alamendro and other native trees, then harvest the melina later. We have not harvested and have been allowing the native tree seedlings to grow within the melina plots.

LAND
Thirty-three acres are native pasture with 2 streams and 5 springs of clean, clear water, essential to a farm! The pastures are perfect for reforestation, conversion to other crops or to maintain livestock. The farm can currently carry 7-8 cows. With improved pasture grasses, you could carry 18 or so.

LOCATION
The area is tranquil and undiscovered, except by the Mennonite farmers down the road. The town of Nuevo Arenal, right on the lake just NW of Volcán Arenal, is about an hour away. Venado Caverns in Venado is a 20 minute drive. The town of Venado is a very nice little community.

Liberia and San José airports are about 3.5 hours drive.

FEATURES:
• Sale includes 2 cows and 2 horses with tack
• Plenty of good water and springs on site, as well as municipal water at the road
• Pick fresh fruit year round including oranges, limóns, sweet limes, tangerines, mangoes, avocados, papayas and bananas (2 acres planted with 5 types of bananas)
• There is a worker's house on the farm - it could be made more comfortable while building a better house.
• There is a corral, along with a concrete-floored shed with septic, suitable for raising pigs but can be re-outfitted for many other livestock purposes.
• When ICE merges with the other cell provider in July, cell reception will be 5 bars!

Showings
Please allow the better part of a day to visit the farm and give a few days notice, if possible. We can recommend places to stay in the area if you will be staying overnight.

*Installation of hydro-electric estimated at $20K: generate your own electricity!
